Are
you considering selling your home?
 |
Whether
you will be working with a Realtor or you are going to brave a
FSBO (For Sale by Owner), selling your home can be very stressful.
The foreclosure
activity in many areas is causing an increase in the supply of
homes for sale, as well as the lenders being much more cautious,
creating a "buyers market".
Selecting
the proper listing price, and being abe to support it, can greatly
reduce the stress and the time it takes to sell your home.
An IndependenceData.com
Property Report puts all of the neighborhood real estate information
at your fingertips. |

Working with an Ohio Licensed Real Estate
Broker or Realtor®
When working
with a licensed real estate broker/agent or Realtor®
to list a home for sale, the broker/agent typically provides you
with a BPO (Broker Price Opinion) or CMA
(Competitive Market Analysis) which will list recent
sales (typically only 3) and current listings (typically only
3) of homes similar to yours. The agent arrives at a proposed
listing price taking in consideration typical marketing time and
current inventory of homes for sale in your price range. Many
real estate experts recommend getting several opionions from differing
agents/brokers will give the widest spectrum of knowledge when
considering a listing price.
Independence
Data provides you with detailed information on up to 30
home sales within your neighborhood within the past year, giving
you much more information than even provided by 3 brokers or agents.
Using the data that we provide to you in conjunction with the
real estate agent's advice, you will be much more likely to price
your home in order to sell it in a short period of time.

Selling your home FSBO (For
Sale by Owner)
Many
homeowners are selling their homes FSBO (For Sale by Owner) as
they now have access to similar sales information as the real
estate professionals and have the marketing ability of the internet.
However, most homeowners lack the experience to properly list
a property, especially in difficult markets. The FSBOwner takes
on the role of the sales agent, research assistant, secretary,
marketing and advertising creator and director, cleaning and maintenance
service. We can't do all of that for you, but we can help.

How
long does this take?
The real
estate and finance industry can be very volatile. You need your
information now, but want it done right. There are many free,
instant-online valuation services which are computer generated
and have limited amounts of information on the neighboring properties.
In many cases, the information provided is much more dated (can
be as much as 3-6 months old) and irrellavent. Making a crucial
financial decision about Ohio real estate based on a free, computer
generated service can cost you thousands of dollars.
Once PayPal
payment is received using our Shopping Cart, one of IndependenceData's
experienced real estate professional personally searches all
available property records systems to create your custom-designed
Property Report. In most cases, preliminary Property Reports
are completed within 24 hours from the time it is ordered. We
then provide a 15 minute telephone consultation to review the
results of the property report and to correct any innacuracies.
