Property Reports
The
home financing process is changing. The appraisal
will soon be ordered by the lender, not the mortgage
broker or banker. New financing rules will not allow
any direction of value, homeowner's estimate of value,
loan amount, etc. to be provided to the the appraiser.
This rule was put into place to create a more independent
environment for the appraisers to provide accurate
and unbiased valuations. However, this rule will negatively
impact many homeowners.
Example:
To achieve your financing goals, you need your home
to be appraised for $100,000. The appraiser inspects
the property and provides an appraisal report with
a value of $95,000 a few days later. Most likely,
you paid for the appraisal at the time of inspection
or paid an appraisal fee when you made your mortgage
application. You now have an appraisal report that
does not get you financed and you have paid $300-500
for an appraisal fee.

We
would like to find out as much information as
possible about the property you are requesting.
Please complete the form below as accurately and
completely as possible. The more that you tell
us about your property, the better we will be
able serve you.
Once
you receive your property report, we suggest that
you read through our Property
Card Guide. It will assist you in understanding
the content of the property records and data reports.
Look through the properties which have sold and
find the homes that are most similar to yours.
Notate the differences between these homes and
yours in lot size, age, # of rooms/bedrooms, bathrooms,
overall size, basement, heating and cooling, garages,
etc. These are the homes that an appraiser might
use when appraising your home. It is very important
to know which of these home sales might have been
foreclosures, divorces, estates or seller-financed
homes, as they may not be truly "market"
sales. Tip: When you have your home appraised,
give the appraiser a copy of the home sales. Your
appraisal might get done a bit quicker. If
you have any questions, you can contact one of
our online
professionals.
